A 2018 survey conducted by the National Association of Realtors asked
home buyers about their primary concerns in purchasing a home.
While most talked about the difficulty of finding the home they loved
at the price they could afford, another concern stood out as #2. This
was especially true for Millennials.
That concern: Not knowing and understanding the process involved in
purchasing a home.
They don’t know what happens first, next, and next leading up to
closing. And, since they don’t know, they worry from the time they
begin the search until the closing is complete.
My advice: Take time to interview an agent before choosing someone to
represent you. The agent you choose should be willing to explain the
process and to answer any questions that arise during that
explanation. They should also be willing to repeat it if you didn’t
understand the answer, and to keep you informed at each subsequent
step.
If an agent is “too busy” to take the time for that, consider them
“too busy” to earn your business.
By the time you sign the purchase agreement, you should know how many
days the seller has in which to respond. If the seller presents a
counter-offer, you should know how much time you have to consider your
response, and your agent should be willing to consult with you as you
come to that decision.
Time is of the essence during a real estate transaction, so your agent
should keep you well apprised of the time limits for inspections, your
response to inspections, appraisals, etc. And of course, he or she
should be working with you to see that those things happen on time.
What about sellers?
Aren’t sellers also concerned and worried? Unless they’re “old
hands” at buying and selling homes, of course they are. No one
enjoys uncertainty. That’s why listing agents should be just as
willing to explain things and keep their clients informed.
