Homes in East Contra Costa sold for roughly what they did a year ago in September 2026: the median sale price was higher in four of the seven areas in this snapshot, lower in three, and in every one the average home took between 25 and 41 days to sell. Across Contra Costa County the median sale price was $870,000, and the city medians run from $575,000 to $820,000.
The market figures come from the California Association of Realtors for Contra Costa County and from Redfin for each city, both read on October 30, 2026, and for Pittsburg also from Croskey’s own closings since January 2024. The seven areas are Pittsburg, Antioch, Brentwood, Oakley, Concord, Martinez and Bay Point. Bay Point is not a city, so postal code 94565, which covers Bay Point and part of Pittsburg, stands in for it in Redfin’s figures.
What are homes selling for in East Contra Costa?
A median existing detached house in Contra Costa County sold for $870,000 in September 2026. That is up 0.1 percent from $869,000 in September 2025 and down 0.6 percent from $875,000 in August 2026, according to the California Association of Realtors monthly report released October 19, 2026. A median is the middle sale: half of the homes sold for more and half for less. For comparison, the same report shows a statewide median of $899,720 (up 1.7 percent from a year earlier).
City by city, Redfin reports the median sale price of all home types that closed in the three months ending September 2026, compared with the same three months a year earlier:
| Area | Median sale price, three months ending September 2026 | Change from a year earlier |
|---|---|---|
| Martinez | $820,000 | Up 5.1 percent |
| Brentwood | $745,000 | Down 3.9 percent |
| Concord | $720,000 | Down 2.7 percent |
| Oakley | $675,000 | Down 1.5 percent |
| Antioch | $592,000 | Up 1.7 percent |
| Pittsburg | $590,000 | Up 1.2 percent |
| Postal code 94565, Bay Point and part of Pittsburg | $575,000 | Up 2.1 percent |
Four areas moved up and three moved down. Martinez rose the most (5.1 percent), followed by postal code 94565 (2.1), Antioch (1.7) and Pittsburg (1.2). Brentwood fell the most (3.9 percent), followed by Concord (2.7) and Oakley (1.5). Antioch, Pittsburg and postal code 94565 sit within $17,000 of each other, between $575,000 and $592,000, while Oakley, Concord, Brentwood and Martinez run from $675,000 to $820,000.
How fast are homes selling, and for how much compared with the list price?
In the three months ending September 2026, the average home in the seven areas spent between 25 and 41 days on the market before it sold. In September 2026 alone, Redfin’s sale-to-list price ratio ran from 99.2 to 101.7 percent. In the county as a whole, the California Association of Realtors puts the median time on the market at 19 days in September 2026, against 22 days in September 2025, 20 days in August 2026 and 29 days for California.
The county also reports an unsold inventory index of 2.7 months in September 2026, against 2.9 in September 2025. That index is the number of months it would take to sell every home on the market at the current pace of sales, so a lower number means fewer homes for sale relative to buyers.
| Area | Average days on the market (a year earlier) | Homes sold in September 2026 (September 2025) | Sale-to-list price ratio in September 2026 (change from a year earlier, in percentage points) |
|---|---|---|---|
| Pittsburg | 28 (27) | 103 (102) | 99.9 percent (down 0.46) |
| Antioch | 25 (32) | 238 (254) | 101.7 percent (up 1.0) |
| Brentwood | 37 (47) | 204 (157) | 99.2 percent (up 0.9) |
| Oakley | 41 (31) | 108 (107) | 99.9 percent (down 1.1) |
| Concord | 28 (27) | 265 (276) | 100.6 percent (up 0.6) |
| Martinez | 26 (22) | 89 (99) | 101.0 percent (up 0.7) |
| Postal code 94565 | 27 (26) | 123 (131) | 99.9 percent (down 0.63) |
A ratio above 100 percent means the sale price was above the list price. Antioch (101.7), Martinez (101.0) and Concord (100.6) were above 100 percent, Pittsburg, Oakley and postal code 94565 (99.9) were within 0.1 percentage point of it, and Brentwood (99.2) was under it. Antioch and Brentwood sold faster than a year earlier, Oakley and Martinez sold slower, and Pittsburg, Concord and postal code 94565 were within one day of last year.
What do Croskey’s Pittsburg closings show?

| Measure | Median | Range | Closings with the figure |
|---|---|---|---|
| Sale price | $563,000 | $430,000 to $650,000 | 7 |

What is going down?
Sales counts are the broadest decline, with prices and speed falling in a few places:
- Countywide, September 2026 sales were down 5.7 percent from September 2025, and statewide sales were down 6.5 percent (California Association of Realtors).
- Brentwood’s median sale price fell 3.9 percent to $745,000, the largest drop of the seven areas, even though 204 homes sold in September 2026, up from 157.
- Concord’s median sale price fell 2.7 percent to $720,000, and 265 homes sold in September 2026, down from 276.
- Oakley’s median sale price fell 1.5 percent to $675,000, the average time on the market rose from 31 days to 41, and the sale-to-list price ratio slipped 1.1 percentage points, to 99.9 percent.
- Closed sales in September 2026 were below September 2025 in Antioch (238 against 254), Martinez (89 against 99) and postal code 94565 (123 against 131).
Some of the movement went the other way. Martinez rose 5.1 percent and Antioch 1.7 percent, and Antioch homes sold in 25 days against 32 a year earlier. The county’s supply of homes for sale also fell slightly, from 2.9 months to 2.7.
What is pushing the numbers?
The California Association of Realtors attributes September’s softer sales to higher borrowing costs and affordability. Using Freddie Mac’s weekly survey, it calculates that the 30-year fixed mortgage rate was 6.86 percent on average in September 2026, up from 6.67 percent in August and 6.35 percent in September 2025. The association’s president described September this way: “the market feels a little less rushed.”
The monthly payment is where that shows up for buyers. In the second quarter of 2026, the association’s Traditional Housing Affordability Index found that 27 percent of Contra Costa County households could afford the county’s second-quarter median price of $920,000, down from 30 percent in the first quarter and up from 25 percent a year earlier. It took an income of at least $229,200 to carry the $5,730 monthly payment, which the report calculates including taxes and insurance.
On the supply side, the association says the mortgage rate lock-in effect continues to constrain new listings, and that limited inventory is helping to cushion prices against weaker demand. Statewide, active listings were up 0.5 percent from a year earlier in September 2026, the first yearly increase in eight months.
What can a seller do with these numbers?
Treat the row for your city as a starting point, then price your home against homes that closed near it, not against the median. These steps use only what the tables show:
- Find your city’s row and note three numbers: the median sale price, the days on the market and the sale-to-list price ratio. A seller in Oakley, where the average rose from 31 days to 41, can plan for a longer wait than a year ago.
- Ask for closed sales, not asking prices: homes of similar size and condition that closed in the last few months near yours, with the days each took to sell. Ask each agent you talk to for the same list, not only the first one who calls, so you can compare. Our Pittsburg sales since January 2024 ran from $430,000 to $650,000, so the homes closest to yours tell you more than any median.
- Ask how often homes like yours closed above or below their list price. In our Pittsburg closings the middle sale closed at its list price, with sales from 95.7 to 101.4 percent of it. In Redfin’s September 2026 figures the ratio was above 100 percent in Antioch, Martinez and Concord and 99.2 percent in Brentwood.
- Get the repairs and disclosures finished before the photos. Our guide to selling a Pittsburg home walks through preparation, and the Verified Listing Standard describes the seller-signed disclosure package we use.
- Decide whether the move is yours to make. If the headline number is your only reason to sell, holding is a reasonable choice.
What can a buyer do with these numbers?
Countywide prices are close to flat and rates are higher than a year ago, so the monthly payment is the first number to test. Ask a lender for the payment at today’s rate on the price you are considering, and compare it with the $5,730 monthly payment the California Association of Realtors used for the county median in the second quarter of 2026.
- Compare a home’s list price with what nearby homes closed for. In Redfin’s September 2026 figures the sale-to-list price ratio was above 100 percent in Antioch, Martinez and Concord and 99.2 percent in Brentwood.
- Use the days on the market. Brentwood’s 37 days and Oakley’s 41 leave a buyer more days to read the disclosures and the inspection reports than Antioch’s 25.
- Ask for the disclosure package and the inspection reports before you write the offer. Our buy page explains how we work with buyers.

Why do home prices for the same city look different on different websites?
